Renovating Your Home Or Selling As Is?

 

If an evaluation/appraisal of your home is lower than you expected, maybe some renovations are the way to go, before you put your home on the market.  A major problem is that we see a lot of homeowners letting things go, you move into your house, live in it happily, and ignore some regular maintenance.  At one point the repairs become too costly to fix.  If you are in that category, you might have to do a lot of work to make your home saleable.  There is a price or each and every house, but if you want a good price you may have to consider this:

 

According to a 2004 Canadian survey, the top three renovations that get you the most money are:

1. Bathrooms 75-100% return

2.  Kitchens 75-100% return

3.  Interior and exterior painting 50-100% return

 

Other renovations and their average rate of return (Value Added compared to the cost) include:

  • Replacing roof shingles - 50-80%
  • Replacing the furnace and heating system - 50-80%
  • Renovating the basement - 50-75
  • Adding a recreation room 50%
  • Installing a fire place - 50-75%
  • Up-grading floors - 50-75%
  • Building a garage - 50-75%
  • Replacing windows and doors - 50-75%
  • Building a deck - 50-75%
  • Installing central air conditioning - 25-75%

Depending on your budget, ideas and time limitations, we will assist you in deciding which of the renovations are necessary and which are not.  The above figures are only a general guide to look at before we meet in person.  If your home hasn't been upgraded in a long time and it is pretty much original, you will have to choose some of the more important upgrades.  The easiest upgrade in a Condo is installing hardwood or laminate floors instead of the carpeting.  In our experience, this would bring a larger rate of return of your investment than renovating the bathroom.

 

This is the service we would provide you with, a solid direction based on our experience.  During our consultation in your home, we will walk through taking extensive notes on everything from the improvements you've already made to the brands of your appliances.   During our consultation in your home will be to explain the selling process and our personalized marketing plans, legalities, and discussing your goals and plans, and to list all the things that make your home special, and all the areas it could be better, and give you our professional opinion.

 

After we met you and toured your home, we will:  Recommend a competivive price based on your home

  • The way it is now
  • With minor improvements/cosmetic fluffing;
  • With major renovations done (if applicable) so you can decide wich option suits your times and budge

 

We will also:

  • Develop a personalized custom marketing strategy to bring in as many qualified buyers as possible
  • Follow up with you to discuss regarding timing and all your options going forward
